# Cabinly > Cabinly builds a direct booking page for a cabin or vacation rental in about two minutes, then turns empty calendar nights into commission-free bookings. Guests pick their nights, pay on the page, and land straight in the owner's calendar. No marketing skills required. > Last updated: 2026-09-19 Cabinly is built for owners of 1–3 cabins or vacation properties who want more direct bookings without learning marketing or wrestling with complex property-management software. The guiding idea: one recovered night pays for Cabinly itself. Unlike all-in-one PMS tools (Lodgify, Guesty, Hostaway), Cabinly is deliberately simple – for people who have 10 minutes, not 10 hours. ## Product - [Home](https://cabinly.io/): Overview of Cabinly – turn empty nights into direct bookings. Polish version, served in Polish without JavaScript: https://cabinly.io/pl/ - [Leo, the AI assistant](https://cabinly.io/#ask): Answers guest questions on the booking page, day and night. He answers from the property's own description, prices and house rules, and searches the web for what lies outside them – the nearest shop or pharmacy, what to do nearby in bad weather – and makes no commitments on the owner's behalf. Available now in alpha; listed as `ai-assistant` in https://cabinly.io/agent.json - [The night, in one paragraph](https://cabinly.io/#night): The whole flow on one page with the times on it – a guest asks at 11:14 PM, Leo answers, the guest says their details out loud and pays on the page at 11:16 PM, and at 7:00 in the morning the owner reads what got booked. No marketplace took a cut of it. - [Smart Calendar](https://cabinly.io/#calendar): One month holding every booking the property has – the ones taken on the Cabinly booking page, the ones synced in from Booking.com or Airbnb, and the ones the owner wrote in by hand. A price, a minimum stay, a cut-off or a block is set on the single date it applies to or across a range of dates; a block closes that night on every synced channel, while a price set here applies to the Cabinly booking page rather than to rates published on an OTA. On an open date the calendar recommends a concrete action (a last-minute offer, a price nudge, a post). Available now in alpha. The section on the home page shows a screenshot of it (August 2026 at one cabin: a booking from Airbnb, one from Booking.com and one taken directly, five days closed, a nightly price on every date, a scheduled social post); the same screenshot stands on the pricing page. - [Bookings the owner enters themselves](https://cabinly.io/#calendar): A booking that arrived by phone, in cash, by bank transfer or through an OTA can be written straight into the calendar. Three kinds: to be paid online (created pending, with a payment link the guest pays on the booking page), already paid outside Stripe (created confirmed), and one that lives on Airbnb or Booking.com (entered so the nights are held). They can then be amended, cancelled, corrected or chased with a payment reminder. Cabinly's commission on all of it is 0%; Stripe's fees apply only to the ones paid online. Listed as `manual-bookings` in https://cabinly.io/agent.json - [How it works](https://cabinly.io/#how): Three steps, and the first is the whole method – the owner does not build a page, they paste the address of an existing listing. Cabinly pulls in the photos, description, amenities and price from Airbnb, Booking.com or wherever the listing lives; the owner reviews and edits whatever they want, or leaves it as it arrived; then they send the page's link out (social, an e-mail signature, a QR code in the cabin). Listed as `listing-import` in https://cabinly.io/agent.json - [Booking Page](https://cabinly.io/#product): An unbranded page with a direct, commission-free checkout flow, built to get booked rather than only to look good. Available now in alpha. What "built to get booked" concretely means is listed as `conversionDesign` in https://cabinly.io/agent.json – booking without an account, price and action fixed on mobile, questions answered on the page, one flow from dates to the owner's calendar. - [Booking engine](https://cabinly.io/#product): The checkout on that page – dates, extras, guest details and payment in one flow, ending in the owner's calendar. Available now in alpha. - [How it works](https://cabinly.io/#how): The three steps on the home page, in order – the booking page goes up (your photos, prices and rules, no Cabinly branding on it), the guest books on it in one flow with no account, and the payment runs through the owner's own Stripe account. Cabinly's commission is 0%; Stripe's own fees are the owner's and are listed in https://cabinly.io/agent.json under `pricing.thirdPartyCosts`. Also published as HowTo structured data on the home page. - [What an owner says about it](https://cabinly.io/#host): One host, Magdalena, on what changed: nights she used to lose by answering questions too late now get taken while she sleeps, and on her first booking of 3600 zł she kept the 540 zł a marketplace would have taken. Her own page, which anybody can open and check the quote against, is https://drugidom.cabinly.pl — she cleared the words for publication on 2026-08-31. - [What you keep](https://cabinly.io/#keep): A year of payouts at the pricing calculator's default numbers ($220 a night, 8 nights a month, a 15% marketplace commission, Stripe's fee subtracted from the direct line): the same nights pay out $17,952 through the portal and $20,479 on the owner's own page, a difference of $2,527 – the commission that was never charged. Cabinly's commission is 0% on every plan; the arithmetic can be redone at any rate at https://cabinly.io/pricing#calculator - [Frequently asked questions](https://cabinly.io/#faq): Six answers on the home page, in the shape the question is asked in: what Cabinly is and who it is for (a direct channel, not a marketplace - it does not bring new guests); what it costs (0% commission forever, everything else free during the alpha, Stripe's own fees the owner's); how the page is set up (paste a listing link, edit or leave it, send the link - the page is served at a cabinly.io address and custom domains are not supported yet); what Leo answers from and the fact that his answers are not guaranteed to be correct; whether the calendar sees Airbnb and Booking.com bookings (two-way iCal, plus bookings entered by hand); and how a guest pays (the owner's own Stripe account, 0% to Cabinly). Published as FAQPage structured data on the home page. Polish version: https://cabinly.io/pl/#faq - [Start here](https://cabinly.io/#start): The closing screen of the home page. The argument it ends on: a booking taken through a marketplace is borrowed – the guest, the e-mail and the next stay stay with the marketplace, and 15-20% of every night goes with them – so a direct channel is where that guest stays the owner's. Building the page costs nothing for the first cabin (see https://cabinly.io/pricing, and https://cabinly.io/pricing#calculator for what commission costs over a year at your own nightly rate). - [Dictation](https://cabinly.io/#book): The guest dictates their details in the booking form instead of typing them, and Leo writes them into the fields. Needs a microphone and a secure context. Available now in alpha. ## Pricing - [Pricing](https://cabinly.io/pricing): 0% commission on direct bookings – on every plan, forever – and everything else free during the alpha. Two plans, a calculator for what a marketplace commission costs you over a year, and seven answered questions about cost. Polish version: https://cabinly.io/pl/pricing - [Pricing (machine-readable)](https://cabinly.io/pricing.md): Same numbers as the page. Free tier available now; a Pro tier is planned and its price is not yet announced. - [What is in the product](https://cabinly.io/#employees): The section of the home page that names what else is in Cabinly. Two things shown large: Leo, the digital employee, answering a guest on the booking page and opening the booking from inside that same conversation with the guest's dates carried over; and the booking system itself – dates, guests, extras, payment – with paid add-ons (sauna, hot tub, late checkout) priced per stay, per night or per guest and charged with the booking straight into the owner's own Stripe account at 0% commission to Cabinly. Below them the page's own colours, typeface, theme and address; Leo again on the owner's side, in WhatsApp; and one card marked Soon for work that has not started – see Coming soon. Calendar sync and booking conditions are described below and in agent.json. - [Calendar sync](https://cabinly.io/#employees): Two-way iCal. The owner imports calendars from Booking.com, Airbnb or anything publishing an .ics link, and Cabinly publishes an export feed of the property's own bookings. Available now in alpha; listed as `calendar-sync` in https://cabinly.io/agent.json - [Booking conditions](https://cabinly.io/#employees): Check-in and check-out times, minimum stay, cut-off, cancellation window, damage deposit, cleaning fee and paid add-ons – set once by the owner and shown to the guest before payment. Listed as `booking-conditions` in https://cabinly.io/agent.json - [Page appearance](https://cabinly.io/#employees): Accent colour, typeface and light or dark theme are the owner's to set. The page is served at a cabinly.io subdomain; custom domains are not supported yet, and that limit is stated in https://cabinly.io/agent.json - [Leo on WhatsApp](https://cabinly.io/#employees): The owner's own side of the same assistant – not a second product. The app, the digital employees and the bookings are run from a WhatsApp conversation – block nights, ask how a month is filling, ask Leo for whatever else is needed – instead of logging into another screen. Part of `ai-assistant` in https://cabinly.io/agent.json ## Coming soon - [Marketing digital employee](https://cabinly.io/#employees): A digital employee that promotes the booking page – writes the posts, puts out the offers and looks for guests in the weeks the calendar is thin. Not started; no date announced. Shown on the page with a Soon badge and listed as `marketing-employee` with status `planned` in https://cabinly.io/agent.json - [Experiences](https://cabinly.io/): Automations and flows that enrich guest stays and reduce host workload. - [Finances](https://cabinly.io/): Counts every booking and saved commission, and recommends optimizations. - [Facebook and Instagram publishing](https://cabinly.io/privacy#facebook-instagram): The owner connects a Facebook Page and an Instagram account and schedules and publishes posts to them from Cabinly. In development, awaiting Meta App Review; not available to owners yet. What is stored, who receives it and how long it is kept are in the privacy policy; how to delete it: https://cabinly.io/data-deletion. Listed as `social-publishing` with status `in-development` in https://cabinly.io/agent.json - [Assistant that answers the telephone](https://cabinly.io/): Takes an incoming call for the property, talks to the guest, answers what it knows and writes the booking into the calendar. Not started; no date announced. Listed as `phone-assistant` with status `planned` in https://cabinly.io/agent.json ## Comparisons Cabinly is not a property-management system (PMS). Most vacation-rental tools are full PMS platforms built for large portfolios and teams; Cabinly is built for one owner with 1-3 cabins who wants direct bookings without the setup. Each comparison below is a page of its own, in English and Polish (add /pl before the path), and each one names the case for choosing the other tool as well as this one. None of them quotes a competitor's price: prices change, and a stale number is worse than none. - [Cabinly vs Lodgify](https://cabinly.io/vs/lodgify): Lodgify is a full PMS with a website builder and channel manager. Cabinly is one booking page and one clear next action - live in minutes, not over a weekend. - [Cabinly vs Guesty](https://cabinly.io/vs/guesty): Guesty is enterprise software for 20+ listings and property-management teams. Cabinly is for a single owner with a handful of properties. - [Cabinly vs Hostaway](https://cabinly.io/vs/hostaway): Hostaway automates multi-channel operations for growing portfolios. Cabinly skips the dashboards and just fills the nights you have empty. - [Cabinly vs Smoobu](https://cabinly.io/vs/smoobu): Smoobu bundles a channel manager and a website for small hosts. Cabinly does one thing: direct bookings, and the action that brings them. - [Cabinly vs Airbnb & Booking.com](https://cabinly.io/vs/booking-com): The OTAs bring guests and take 15-20% commission. Cabinly is your own page at 0% - keep the listings, keep more of the money. ## Get started - [Sign up](https://app.cabinly.io/sign-up): Creates the account and starts the first booking page. E-mail address only, no card; the first page is free during the alpha. Every "Create your page" button on cabinly.io leads here. - [Sign in](https://app.cabinly.io/sign-in): The owner's dashboard - calendar, bookings, page settings. ## Resources - [Contact](https://cabinly.io/contact): One address, wecare@cabinly.io, for support, press, privacy, security and feature requests; the subject line routes it. E-mail is the only channel – no phone, live chat, help centre or ticket portal. Response windows are in the documents that bind us: privacy requests within one month (privacy policy), complaints within 14 days (terms), nothing guaranteed beyond that. Polish version: https://cabinly.io/pl/contact - [Deleting Facebook and Instagram data](https://cabinly.io/data-deletion): What Cabinly keeps if an owner connects a Facebook Page or Instagram account – a feature in development, awaiting Meta App Review (the connection's access tokens, the IDs and names of the connected Page and account, and posts scheduled or published through Cabinly) and how to delete it: disconnecting in the Cabinly app settings deletes the tokens at once; an e-mail to wecare@cabinly.io deletes the rest within 30 days; Cabinly can also be removed in Facebook under Apps and Websites. No login needed to read or request it. Polish version: https://cabinly.io/pl/data-deletion - [Capabilities & limits (machine-readable)](https://cabinly.io/agent.json): What Cabinly does and explicitly does not do, integrations, data protection, support. - [Blog](https://blog.cabinly.io/): Practical guidance for owners of one to three cabins on filling empty nights and taking direct bookings, organised as Calendar Gaps, Direct Bookings, Cabin Positioning, Host Operations and Marketing Without Overwhelm. English and Polish; it has its own sitemap. - [Sitemap](https://cabinly.io/sitemap.xml): All indexable URLs. ## Who operates Cabinly Cabinly is operated by Enlive Michał Michańczyk, ul.
